Ensuring Your Success When Working With Real Estate Agents

You have heard all of the hype surrounding real estate investing, and you’re ready to get started. You know that there is money to be made - you’ve seen the late night infomercials, and you even know some people who are investing in real estate successfully.

But how do you find deals that will make you money? One of the best areas to make money in real estate is through fixer-upper or rehab properties. One of the best ways to find these types of deals is through a real estate agent. You know them. You have seen their billboards with their smiling faces and catchy slogans! But how do you find the right real estate agent?

First there are two types of real estate agents: Buyer’s agents and listing agents. The buyer’s agents are the ones that represent the buyer’s and make offers on listed properties. Listing agents are the agents that list properties and represent the seller of a property. The seller can be a private individual, a bank, the Department of Housing and Urban Development (HUD) or any other person or entity that has decided to sell a property. Some agents represent both buyer’s and sellers, while some agents are only on one side of the business.

There are many courses and gurus that will tell you to find a real estate agent and you will make so much money you won’t be able to stand it. But the key is to find the right agent. If you are to be successful in real estate investing or any endeavor at all, you must find the right people to do business with. You must find the right buyer’s agent to work with you on finding properties. The buyer’s agent that you work with must meet the following criteria:

1. Experience with working with investors 2. Ability to think “outside of the box” 3. Friendly 4. Aggressive

Experience working with investors.

You wouldn’t go to Burger King and ask for a bucket of chicken, would you? Yet many investors will attempt to work with an agent that is used to working with first time home owners and expect to have success. You must have someone in your corner that knows the territory and knows what to expect. The market for real estate investors is very different than that of a homeowner looking for a house in which to live. The real estate agent must understand not only the value of comparable sales and how needed repairs affect a sales price, but a myriad of other real estate investing specific criteria. You also want an agent that is used to Bank Owned (REO) properties, Government owned properties (HUDs), etc.

Ability to think outside of the box

All profitable investors must be creative and go against conventional wisdom at times. You must have an agent that thinks like you and is not offended if you are making a creative offer or attempting to put together a creative transaction.

Friendly

This rule should apply to anyone you are going to do business with on a consistent basis. Real estate investing should lead to freedom and security and if you have to deal with someone who is not a joy to be around takes away from your freedom. Your agent should not only be friendly, but should genuinely appreciate your business. Friendly agents get better results; they develop a better rapport with sellers and seller’s agents which will result in more closings. This will result in more money in your pocket.

Aggressive

Many times your buyer’s agent must call the listing agent of a property several times in order to get a response. Your buyer’s agent may also have to make several offers before one gets accepted. Your agent must be able to press and not get frustrated.

Once you have found an agent that fits this criteria, you want to grow and develop a long term relationship with them. You want to do your best to close on time once you have a property under contract with them. Once you have closed several deals with them you also should send them birthday cards, Christmas cards, take them out to dinner etc. to show them that you value their business.

A good real estate agent can make you a lot of money. Find a good one and grow your relationship with them and you will be well on your way to building your real estate empire!

Earth Inspired Artistry - A Natural Rock Garden

Rock gardens can be a beautiful, economic way to improve the landscape around your home. Rock gardens are often found where the climate is rather harsh and delicate plants do not thrive. Many rock gardens have few plants. The ones that are there are quite strong and can deal with tough conditions.

Having less plant life does not mean that it looks worse than typical landscapes, though. With a creative arrangement of rocks complimented by strategically placed and colored plants, a rock garden can be extremely good looking. Another benefit is that it is low maintenance. It will even reduce the area of your lawn that needs mowed.

You should begin your rock garden by observing the area where you would like it to go to plan what you want to do. You should then clear the unwanted plants from the area, especially and diseased plants. Dig out the roots of all of the plants that you want to get rid of, or else they will grow back.

Assuming you will have at least some plants in your rock garden, you should test the pH of the soil to find it’s acidity. It is common to wait a growing season before actually planting anything after getting rid of weeds and placing the rocks. This will ensure that the soil is ready and that the weeds are all gone.

Mixing mulch, compost, and other nutrients into the soil will help to enrich it and get it ready for planting as well. If the plants you want to have need alkali in the soil, you can add crushed oyster shells or limestone to the soil.

After the soil is improved, you can begin to place the rocks. Having a variety in the placement, size, and shape of the rocks looks very nice. Don’t space your rocks out evenly. If you’ll want a lot of plants, the rocks should be further apart from each other. They can be close together if you’ll use few plants. In general, you should make the design look as natural as possible.

If your garden area is sloped, you should start by placing the rocks low and working up. You should slope the top of the rock towards the slope of the garden so that water is guided downward for better drainage. You should also keep outcroppings from overshadowing rocks and plants below. The widest side of each rock should be it’s base. You want the garden to be as stable as possible.

If the garden area is flat, on the other hand, you should work from the inside out. As part of the landscape rock design you may want to build a map of where the rocks will go so you can keep track as you are placing them. In order to not have too plain of an appearance, you may also want to build some mounds for elevation chance and to add some visual interest to the rock garden.

Again, remember to plant the plants after everything is placed and the soil is settled. You should plant in early spring or early autumn. The plants that you choose should be able to survive in your climate and in rough terrain. Once you plant then, your rock garden should look very nice. Most of the hard work is done after it is arranged and planted, since not much upkeep is necessary.

Credit Card Accounts For Bad Credit Risk

Even with bad credit it is not difficult or impossible to open a credit card account. There are a few easy steps to follow to give you a better chance of success. The first thing to do is to get a secured credit card. This is a credit card in which you give the company a fixed amount of money and they issue you a card with that amount set as your limit. This requires you to open and maintain a savings account as security.

For some they think it’s a good idea to try and open a credit card account with a small retail store since they are often more willing to give you a chance. Should your application be accepted, make a very small purchase and then pay the card off when the bill arrives. This will help build your credit score and allow you to avoid paying hefty interest fees and late charges later on.

If your bad credit prevents you from opening a credit card account at a retail store, try your bank, savings institution or credit union. It’s important when trying to open a credit card account you continue to pay your bills on time every month also avoid getting credit cards that require an annual fee.

While it is more difficult to open a credit card account with bad credit, it can be done. And if you find yourself successful, remember to do whatever it takes to make the monthly payments on time so over time your credit score will go up.

Secured Credit Cards

People who are just starting their credit history or who have a bad credit rating are prime candidates for new credit card account. Often these cards are secured and can be very helpful in building up a credit rating.

Before applying for any card, find out how much the fees will add up to and if your money will be refunded should you be denied the bad credit credit card.

A secured bad credit credit card, money is deposited into the savings account in a fixed amount, typically anywhere from $500 to $1000. The money is then drawn from this account when purchases are made.

With this set-up the credit card company isn’t required to supply any funds for any transactions and therefore, don’t face any risk. You will need to periodically add money to the account so you can keep using your bad credit credit card for additional purchases. The work much like a debit card.

Getting a secured bad credit credit card is typically easier than traditional cards because you supply the capital that you’ll be charging against. However, even though the process is simpler, a secured credit card because of bad credit usually comes with higher fees. Reducing debt and building your credit score back up, you can begin to apply for unsecured credit cards which are often less hassle to use.

Mortgage Brokers-Yes You Can Negotiate With Them

Bargaining and give and take have been sewn into the fabric of how we interact with each other. We do it most of the time without even knowing it. But there are those times when we may not have the confidence to do it because what we may be dealing with may be really unknown to us.

One instance where this may occur a lot is when we deal with matters of finance such as purchasing a home precluded by the acquisition of a home mortgage. Obtaining a mortgage can be scary so what we usually do is look for the comfort and expertise of a mortgage broker.

Our belief goes toward a mortgage broker’s skill and expertise and we rarely second guess when it’s time to pay this cost or that fee. We just want to believe what our mortgage home loan broker tells us to.

Who made the steadfast rule that people shouldn’t try to bargain with their home loan mortgage broker?

Are mortgage home loan brokers in such short supply that whatever they say should be followed without question?

Certainly not, in fact we hold the power to find and employ the services of the mortgage broker that fits our needs. What may ultimately help us regain our negotiating footing with mortgage brokers would be knowing some particulars about the profession itself.

At the top of the list is the fact that a mortgage broker is no different than a car salesman who wants to get your money. They hold their interests in higher regards than they do yours and they are certainly not going to reveal the secrets that could keep money in your pockets by putting less in theirs. Of course, if you knew how to negotiate with them you would be at an advantage.

Something else to think about may be the fact that some mortgage brokers are actually mortgage broker-bank. This means they loan their own money for your mortgage. Why is this important because as a bank they don’t have to abide by the Real Estate Procedures Settlement Act. This could leave you very exposed is some discrepancies were to arise in your real estate transaction.

A mortgage home loan broker should be in a position implied by the name-broker. Having the option of providing a number of different mortgage packages should be one of their strengths. You may run into brokers who won’t like the fact that you know something about mortgage products. If this happens quickly bid this broker a good day before you leave because clearly this type of broker is not right for you.

Consider focusing on two key things that could save you a little money in the acquisition of your mortgage home loan. First, try to negotiate with your mortgage broker to pay only one to one point five percent of the loan amount in origination fees. Try to couple that with only paying about $400 in mortgage loan processing fees. This should help lower the overall cost of getting your home mortgage.

More than likely your mortgage home loan broker will agree to these demands. This is probably because your broker has a back-door way of fattening their pockets with your money. This way is called a yield spread premium, which is a markup on your mortgage interest rate added on by your mortgage broker. Your mortgage broker is trying to ensure that they see a big payday. If it is at all possible, try to avoid paying the yield spread premium.

You have just learned a few points of negotiating that can be used in developing a better deal with your mortgage home loan broker. Make sure you use these and more that you find to ensure your success in obtaining your ideal mortgage loan.
